Akad kredit is the formal signing that closes the whole KPR (home loan) process. It happens before a notary or PPAT, with the bank, the developer or seller, and you as the buyer all present. If you're married, your spouse has to attend too, since the house counts as joint marital property. Two things happen at that table at once: you sign the credit agreement with the bank, and you sign the Akta Jual Beli (AJB, deed of sale) that transfers the title to your name.
Because so many parties gather at the same time and place, akad schedules tend to be tight. One missing file, one transfer that hasn't landed, or one person who didn't show, and the whole thing slips, or gets cancelled. Re-booking a notary, a bank, and a seller all at once is no small feat.
The point: bank approval is not the finish line. Akad day is execution, and execution fails when one small detail isn't in place. The good news is that nearly every cause of failure can be headed off in advance.
What Actually Happens on Akad Day
Once everyone is seated, the notary reads out the credit agreement and the deed. You and your spouse sign the agreement with the bank, then the AJB is signed together with the seller. After that the notary handles the title transfer into the buyer's name and registers the bank's mortgage right (Hak Tanggungan). The bank only disburses funds to the seller once all the paperwork and payments from your side are complete.
So the order is clear: signatures first, money after. If your part isn't ready while everyone is already gathered, that's where the trouble starts.
Original Documents You Must Bring
The bank and notary will match originals, not photocopies. What they usually ask you to bring on the day:
- Original KTP for both husband and wife, plus the family card (KK)
- Original marriage book (or divorce certificate where relevant)
- NPWP (tax ID)
- Latest PBB payment proof and the BPHTB payment receipt
- Transfer receipts for the DP balance and akad costs
- The passbook or statement for the account you transact with
The Money That Has to Settle That Day
This is the part that catches people off guard. On top of the remaining down payment, a string of costs is usually settled at akad. The exact figures depend on the bank and the house price, but these line items are almost always there:

The appraisal fee is usually paid earlier in the process, around Rp250 thousand to Rp1.5 million, so it doesn't reappear at the akad table. Even so, the total you need ready on the day adds up, so make sure the money is sitting in the account — not still in transit.
What Tends to Fail at the Last Minute
From what the field team sees, the reasons akad falls through repeat almost every time. The most frequent ones:
SLIK gets re-checked just before akad
Some banks run a BI checking once more right before disbursement. If you took on a new installment during the waiting period (a motorbike, paylater, a credit card), your debt ratio shifts and the loan ceiling can be revised. So don't take on any new debt between approval and akad.
Funds aren't enough or haven't settled
Inter-bank transfers sometimes take time, especially past a daily limit. Money that's "already sent" but hasn't landed counts as not there. Move all the funds into your transaction account at least the day before (H-1).
Spouse or co-borrower doesn't show
A married couple's signatures are a requirement, not a formality. If one genuinely can't attend, a stamped power of attorney has to be prepared well ahead and approved by the notary — not arranged in a rush that morning.
ID data doesn't match
A name on the KTP that's one letter off from the marriage book. A KK address that's out of date. An NPWP still in a maiden name after marriage. Small mismatches like these can hold up signing until they're corrected.
Appraisal comes in below the price
If the bank values the house under the asking price, the loan ceiling drops and you have to top up the difference in cash. Ask for the appraisal result before the day so a funding gap doesn't surprise you.
Pre-Akad Checklist: Do This from H-3 to H-1
To keep the day smooth, clear this list before you head to the notary:
- Re-check your own SLIK via OJK's iDebku and confirm no new arrears appeared since approval.
- Don't take on any credit from approval until akad is done, however small the installment.
- Move all DP and akad funds into your transaction account at least H-1, and keep the transfer receipts.
- Confirm your spouse and co-borrower can attend. If anyone can't, arrange a stamped power of attorney well in advance.
- Match the spelling of names and data across KTP, KK, marriage book, and NPWP. Fix any difference first.
- Gather every original document in one folder, plus the PBB and BPHTB payment proof.
- Ask the bank and notary for the total akad cost breakdown, and check the final appraisal result.
- Ask the notary about dress code and start time, and arrive early so you're not rushed.
