Applying for a KPR (Kredit Pemilikan Rumah) home mortgage in Indonesia isn't something you can rush. Banks typically take 2–4 weeks to verify everything, and a single missing or inconsistent document can stall, or kill, the application. The smart move is to have everything ready before you even choose a bank.

Document requirements vary depending on your employment status. Employees, self-employed individuals, and professionals (doctors, lawyers, etc.) each have slightly different requirements.

Universal Documents (All Applicants)

These are required regardless of your employment type:

Identity & Status

  • National ID (KTP), original and photocopy
  • Family register (Kartu Keluarga / KK)
  • Marriage certificate or single status letter
  • NPWP (tax ID): must be active and data must match your KTP
  • Recent passport photos 3×4 (usually 2–4 copies)

The NPWP is frequently overlooked. Many people have an old NPWP with outdated address or name data (e.g., name changed after marriage but NPWP wasn't updated). Make sure name and address on your NPWP matches your KTP before applying.

Additional Documents for Employees

Employment & Income

  • 3 months' payslips
  • Employment verification letter from HR (original, not self-printed)
  • 3–6 months' bank statements (salary account)
  • Annual income tax return (SPT), required by some banks
  • For contract employees: copy of employment contract

Bank statements matter: the bank will look at your income patterns and spending behavior. Periods where the balance hit zero, or large irregular withdrawals, can raise questions. Ideally your statements show stable income and enough savings for the down payment.

Additional Documents for Self-Employed

KPR applications for self-employed individuals are more involved, since banks need more evidence of income since there's no payslip to rely on.

Business & Financial Documents

  • Business license (SIUP or NIB)
  • Company tax ID (if PT or CV structure)
  • Company deed of establishment and any amendments
  • Business bank statements 6–12 months
  • Financial statements for last 2 years (balance sheet + P&L)
  • Annual tax returns (SPT) for last 2 years
  • Personal bank statements 6 months

For businesses less than 2 years old, KPR approval is much harder; most banks require a minimum operating history of 2 years before they'll consider the application.

Property Documents

This section is often forgotten. Beyond personal documents, the bank also needs documentation on the property itself:

Property Documents

  • Photocopy of property certificate (SHM or SHGB)
  • Building permit (IMB or PBG)
  • Most recent paid land & building tax (PBB)
  • Sale and purchase agreement (PPJB) from developer, required for new homes
  • Official developer brochure and price list

An established developer typically coordinates all property documents directly with their partner banks. This is one major advantage of buying from a reputable developer rather than the secondary market.

Joint Applications

Many couples apply jointly to qualify for a higher loan amount. In this case, all documents above are required for both applicants, not just the primary one.

Frequently missed: a valid marriage certificate is required. If you recently married and the certificate is still being processed, finish that first before applying for a KPR.

Important: Ensure your name is consistent across all documents. If your KTP has a different name format than your bank account (e.g., middle name included in one but not the other), this can cause verification issues. Sync all data first.

Realistic Timeline

  • 2–3 months before applying: Check your credit history (SLIK OJK). Resolve any overdue loans or late credit card payments
  • 1 month before: Gather all documents, ensure NPWP is active, open an account at your target bank if you don't have one
  • At submission: Bank verification typically takes 7–14 business days
  • After approval: Property appraisal (1–2 weeks), then loan signing (akad kredit)

Total from application to signing: typically 4–8 weeks. Missing documents push this out further, which is why early preparation pays off.

Tips to Improve Approval Chances

  • Check SLIK OJK first: this is your credit history record. Any bad marks (collectibility 2+) should be addressed before applying
  • Reduce active installments. Banks calculate your repayment capacity against net income minus existing obligations. A motorcycle loan, credit card, and active online loans all reduce your KPR ceiling
  • Larger down payment = easier approval. Standard DP is 10–20% of property value, but a larger DP means smaller monthly payments and lower risk for the bank
  • Choose a realistic loan tenor. A 20–30 year tenor reduce monthly payments but increase total interest paid considerably. Aim for a payment-to-income ratio below 35%
