Scenario 3: Sold to third party, proceeds split

All heirs agree to sell the whole home to an outside buyer, proceeds split by share. Process: title transfer to 4 names, then sell directly to buyer via AJB. All heirs must attend AJB or be represented by power of attorney. No splitsing needed. Fastest — 3–5 months total if a buyer is already lined up.

Traps That Often Cause Delays

Heirs not all included at early stage

A child gets forgotten or lives abroad. Once certificates are issued in only 3 of 4 heirs' names, the missed heir has the right to file a cancellation through the courts. Consequence: all resulting certificates can be revoked.
