One thing worth flagging: all five banks above still require standard documents (ID, family card, NPWP, spouse’s NPWP if married, marriage certificate). What differs is only the income verification piece.
Income Multipliers — How Banks Calculate Your Limit
For salaried employees, the general rule is: KPR payment maximum 30–40 percent of take-home pay. Simple multiplier: 2.5x payment = required salary.
For self-employed applicants, the math shifts. Banks use a 3–3.5x multiplier against your average monthly net income from the bank statement. Since self-employed income is considered more volatile, banks want a bigger buffer.
Real example: a home catering business owner in North Bekasi with average revenue of Rp 35 million/month, net profit around Rp 12 million/month. For a Rp 4 million monthly payment, the 3x rule means you need at least Rp 12 million income. Right at the edge — still approved. For a Rp 5 million payment, you’d need at least Rp 15 million. Rejected.
Quick formula for self-employed: Max monthly payment = average monthly net profit ÷ 3. If net profit is Rp 15 million, your safe KPR payment ceiling is around Rp 5 million. Calculate from net profit, not gross revenue.
For Shophouse Buyers — Banks Use DSCR
If you’re buying a Kingspoint shophouse for business, banks don’t use the standard income multiplier — they use DSCR (Debt Service Coverage Ratio). The formula: projected business revenue from the shophouse ÷ total monthly payment. Banks want a DSCR of at least 1.2–1.5.
That means if the shophouse mortgage payment is Rp 8 million/month, the bank needs to believe the unit will generate at least Rp 9.6–12 million/month from rent or your own business. To support that assumption, banks typically ask for a simple business proposal or comparable rent research from nearby shophouses.
5 Most Common KPR Rejection Reasons for SMEs

1. Personal and business accounts mixed together. The bank account officer needs to identify which transactions are business and which are personal spending. If your BCA statement has client transfers tangled with GoPay top-ups and money from mom, the bank can’t verify real income. Fix: separate accounts at least 6 months before applying.
2. BPJS Kesehatan inactive. Banks check BPJS (national health insurance) through the integrated system. SMEs who don’t pay self-funded BPJS often get red-flagged. BPJS Kesehatan Class 2 or 3 is enough — just keep it active, around Rp 100–150 thousand/month.
3. Annual SPT (tax return) late or filed as zero. For Mandiri and BCA, the last 2 years of SPT are mandatory. If your income is small and SPT shows zero, but the bank account shows Rp 20 million/month coming in, the bank suspects tax under-reporting. Automatic rejection.
4. NIB OSS not arranged. Since 2021 the NIB has become the baseline legality document for any business. Free to obtain at oss.go.id, takes 1–3 working days. Plenty of Bekasi SMEs running for 5+ years still don’t have one — this is an instant blocker at BTN and BNI.
