Built-in vs Free-standing Furniture for a 70 m² Cluster Home: Real Cost Stories from Bekasi

During Lebaran I dropped by a friend's place in Bekasi Utara — a brand-new 2-storey, 70 m² home, handed over in February 2026. Walked in and got hit. Kitchen set wall-to-wall, drawers built into the staircase, TV cabinet doubling as a partition. Looked like a magazine spread.

He said he spent Rp 28M just on the kitchen, TV cabinet, and stair storage. Bedrooms not yet started.

A week later I visited another friend — same Emerald 70, same Bekasi Utara, different block. House also looked clean. Difference: he bought everything from IKEA Alam Sutera + Informa. Total furniture for both floors: Rp 22M. Including the dining table, sofa, beds, and bookshelf.

Two people, identical houses, similar end results to the eye. One went built-in, the other free-standing. So is built-in really more expensive? Or is something else hiding behind the camera angle?

What's Different Between Built-in and Free-standing

In short:

• Built-in — Furniture permanently attached to the home structure. Nailed or mounted to walls/floors/ceiling. Custom dimensions. Examples: kitchen set, in-wall wardrobes, integrated TV cabinet, multifunction partitions.
• Free-standing (loose furniture) — Pre-made furniture you buy off the shelf, movable. Standard factory dimensions. Examples: sofa, dining table, IKEA Pax wardrobe, Tomado shelving.

For a 70 m² cluster home with 4.5 m × 10.5 m dimensions, this distinction matters because every cubic meter is expensive. Built-in can save 15–25% of space in non-standard areas — under stairs, L-shape kitchen corners.

Upfront Cost: Per-Room Budget Breakdown

I compiled 2026 Bekasi market prices (workshops in Jatibening, Bantar Gebang, Pondok Gede) plus IKEA Alam Sutera and Informa Summarecon Mall Bekasi.

Rough difference Rp 15–30M. Significant if cash flow is tight — especially in year one after handover, with moving costs, IPL fees, PLN deposits, and unexpected decor costs.

Why is Built-in 2× More Expensive?

1. Custom dimensions — Workers measure on-site, cut materials to fit specific room dimensions. More material waste.
2. Labor — On-site work, 5–10 working days per room. Painting and finishing crew also on-site.
3. Hardware accessories — Blum soft-close hinges, Hettich drawer slides, hidden handles — these often add 30% to material cost.
4. Established brands vs garage workshops — A "indie" Bekasi vendor working out of his garage can be 30% cheaper than brands like Sinka/Hexa, but finishing quality is in a different league.

Why Built-in Wins on Space at Emerald 70

Emerald 70 has 70 m² split across 2 floors. Ground floor ~35 m² — including kitchen, living, family room, guest bath, and stairs. Every square meter costs.

Built-in wins at:

• L-shape kitchen corners — Standard IKEA cabinets leave 5–10 cm gaps in corners due to fixed module sizes. Built-in custom = 0 gap, plus a corner drawer that fits a wok.
• Under-stair area — A 2-storey home has a trapezoidal under-stair area ~1.2 × 1.5 m. No off-the-shelf furniture fits this. Custom drawers = 3–4 storage compartments.
• Full-height wardrobe — Master bedroom in Emerald 70 is about 3 × 3.5 m. Floor-to-ceiling built-in wardrobe = ~120 cm² storage. IKEA Pax 236 cm tall = ~80 cm². 50% more storage on the same wall area.

So if the home is small and you need lots of storage, built-in really is different. Not just an aesthetic choice.

Two Owners, Two Strategies

Story 1 — Reza, Full Built-in (Rp 28M)

Reza and his wife both work in Sudirman, with a newborn. They wanted the home to be tidy and "Instagrammable" while staying efficient because friends visit a lot. He went full built-in through Mas Eko, an indie workshop in Pondok Gede with 8 years of cluster-home experience in Bekasi.

What he installed:

• 3 m L-shape kitchen set with granite top + Hettich drawers → Rp 14.5M
• Master wardrobe 3 m × 2.4 m to ceiling → Rp 8M
• TV cabinet + floating shelf → Rp 4M
• Stair storage with 4 drawers → Rp 4.5M
• Small workdesk in second bedroom corner → Rp 3M (discounted)

Total Rp 28M. Build took 4 weeks (working days). Result is genuinely tidy — even has a hidden phone-charging compartment in the kitchen island.

His complaint: "If we ever move, none of this comes with us. Zero value at the next house."

Story 2 — Linda, IKEA + Informa (Rp 22M)

Linda is single, freelancer. Bought Emerald 70 for herself and her sister (studying at UI Depok, home on weekends). She's anti-fuss, wanted the place ready fast.

What she bought:

• Pax + Metod kitchen modules (3 modules) → Rp 8M (incl. IKEA wood top)
• Pax wardrobe 200 cm × 200 cm → Rp 5M
• 3-seater Informa sofa, IKEA dining table, 4 chairs → Rp 5.5M
• Comforta queen mattress + IKEA bed frame → Rp 3.5M

Total Rp 22M. Self-installed (her + her sister, 2 weekends). Result? Not as tailored as Reza's place, gaps in kitchen corners, but the home is functional and tidy.

Her take: "If I move, this all comes apart easy. The sofa has already been through 3 places."

When Built-in Is Worth It, When Free-standing Makes More Sense

Built-in fits if:

• You plan to live in the home 5+ years
• Storage is genuinely tight (multiple kids, hobby collections, remote work needs)
• There are non-standard areas (under-stair, L-shape corners, ceilings over 2.8 m)
• Cash flow is comfortable — Rp 15–30M extra doesn't squeeze other priorities

Free-standing makes more sense if:

• Possible move in 3–4 years (career still developing, kids small, relationship status fluid)
• Furniture treated as movable asset, not home investment
• You like to redecorate or rearrange every couple of years
• Cash flow needs protection for emergency fund or year-one mortgage payments

Practical Notes Before Committing to Built-in

1. Wait until BAST (handover certificate) — Don't install built-in during indent. Developer specs may shift, and any structural defect claims get messy.
2. Live there 1–2 months first to learn how the home flows — Many regret installing kitchen sets in spots that turn out to have poor ventilation, or where morning sun makes the granite hot.
3. Survey 3 vendors minimum — Indie Bekasi workshops can be 40% cheaper than showroom brands, but finishing quality must be inspected. Ask to see 2–3 finished cluster-home portfolio jobs.
4. Check workmanship warranty — Good vendors offer 2-year warranty for built-in structures (broken hinges, warped panels, cracked tops). Cheap ones offer 6 months or zero warranty.
5. Consider resale value — Premium hardwood built-ins (teak, sungkai) at cluster homes can add 2–4% resale value. MDF/HPL built-ins barely move the needle.
