As of February 2026, Indonesia's Directorate General of Taxes (DJP) integrated the BPHTB module into Coretax — the new core tax engine that also replaced e-SPT, e-Filing, and e-Bupot. For home buyers in Bekasi, the change is more than a portal swap. Validation now pulls real-time from Bapenda's NJOP database, certificates are cross-checked against the BPN Sentuh Tanahku system, and the SSPD-BPHTB receipt that used to come stamped from the counter now arrives as an electronic document with a verification barcode.
Consequence: buyers who haven't sorted out an active NPWP and a verified Coretax account often lose 7-14 days at the pre-AJB stage. The notary cannot schedule the deed without a validated SSPD-BPHTB. One empty field and the system auto-rejects, sending you back to square one.
What Actually Changed from the Old System
Before Coretax, a Bekasi buyer filled out a BPHTB form at the Bapenda office, paid at a partner bank (BJB Bekasi, Mandiri, BRI), then traded the payment slip for a stamped SSPD. Five to seven working days if everything flowed. Now the steps look like this:
- Activate a Coretax account using NPWP, NIK, and an active email
- Create a regional tax notification (SPTPD) for BPHTB inside the local tax module
- Upload the draft PPJB/AJB, the land certificate (SHM or HGB), seller and buyer ID cards, and the seller's NPWP
- The system pulls the NJOP automatically from the Bapenda Bekasi database
- You receive a billing code and pay through a virtual account at a partner bank
- The electronic SSPD-BPHTB is issued with a QR code the notary can verify on the spot
Three to five working days if your documents are complete. But the common failure mode: the notary finds the QR code doesn't match because the NJOP used in your SSPD differs from Bapenda's latest field-verified NJOP. Transaction loops back to step 4.
The BPHTB Formula Buyers Keep Forgetting
BPHTB in Bekasi remains 5% of NPOP (the taxable acquisition value) after subtracting NPOPTKP (a tax-free threshold). Bekasi's NPOPTKP for first-time acquisition is IDR 80 million — the same figure applied since the last Perda revision, which Coretax uses as default.
A real example for a buyer of Rumah Emerald 70 on Jl. Raya Perjuangan, with a transaction price of IDR 700 million and a Bapenda NJOP of IDR 650 million:
| Component | Value |
|---|---|
| NPOP (the higher of transaction price or NJOP) | IDR 700,000,000 |
| Bekasi NPOPTKP | IDR 80,000,000 |
| Taxable base | IDR 620,000,000 |
| BPHTB (5%) | IDR 31,000,000 |
One detail that gets missed: for a first home (first-time acquisition right), some regencies grant a 50% reduction. Bekasi has not issued a first-home reduction Perda as of late 2025. So the default 5% applies in full unless Bapenda announces otherwise.
Five Coretax Errors That Pop Up Most Often
1. "NJOP not found for this NOP"
Usually appears when a buyer types the NOP (Tax Object Number) manually. The system detects a mismatch against the PBB database. Fix: ask the developer or previous owner for a current PBB printout and copy the NOP exactly as printed.
2. "Seller taxpayer not registered"
Common in secondary transactions. The previous seller doesn't have an active NPWP, or the NPWP is still under a deceased owner. Coretax rejects the SPTPD until the seller's tax data is valid. The seller must reactivate their NPWP at KPP Pratama Bekasi or update the inheritance records first.
3. "NPOP-NJOP gap exceeds 30%"
The system flags transactions priced far below NJOP (a classic tax-avoidance pattern). Bapenda will request clarification and may issue an SKPD for underpayment. For new homes bought from a developer, this rarely triggers because PPJB prices typically sit above NJOP.
4. "Supporting documents unreadable"
Coretax requires PDFs at a minimum 200 dpi and under 2 MB per file. Scans from a phone camera at auto settings often get rejected. Use a document-scan app that exports a true PDF (Adobe Scan, CamScanner Premium) — don't just take a photo.
5. "Payment does not match billing code"
Buyers transfer a rounded figure (say IDR 31 million when the system issued IDR 31,000,000 plus a IDR 4,500 admin fee). Virtual-account payments must match to the last rupiah. If short, the system reads it as unpaid.
Tip from a Bekasi notary: Activate your Coretax account the moment you sign the PPJB — don't wait until you're close to the AJB date. NPWP verification and personal-data validation alone take 2-3 working days, and if you hit a problem like a non-effective NPWP, fixing it can add another week.
Documents to Prepare Before Logging Into Coretax
This checklist fits a new-home purchase from a developer in North Bekasi — the most common case for Kingspoint buyers:
- Buyer identity: KTP, active NPWP, family card (KK), marriage certificate (if buying under joint spouses)
- Developer/seller identity: KTP/NIB of the director, company NPWP, articles of incorporation (the developer usually has these softcopies ready)
- Transaction documents: Signed PPJB, down-payment receipt, installment schedule
- Property documents: Parent certificate (developer's SHGB over the cluster land), current PBB receipt, IMB/PBG
- Extras: A photo of the current PBB receipt showing NJOP (for cross-checking Coretax)
All in PDF format, each under 2 MB, minimum 200 dpi. For purchases inside an IPL-managed cluster like Kingspoint Residence, the developer typically prepares this document pack as part of the buyer handover.
When to Use a Notary vs DIY
Bekasi notaries/PPATs often bundle a "BPHTB handling" service at IDR 1.5-3 million on top of the tax itself. Worth it if:
- Secondary purchase with complex seller documents (inheritance, divorce, multiple heirs)
- The seller's or buyer's NPWP is problematic and needs coordination with KPP
- The buyer doesn't have time to file personally (commuter with tight working hours)
DIY makes sense for a primary purchase from a developer with clean paperwork. Coretax is actually user-friendly when the inputs are clean. The stress usually isn't the tech — it's the supporting documents that only reveal themselves as incomplete after the system rejects you.
What This Means for New-Home Buyers in Bekasi 2026
The combination of Coretax, BPN electronic certificates, and online notarial reporting makes post-transaction property administration much faster than 3-5 years ago. But there's a flip side: buyers who haven't updated their NPWP, KTP, or address get exposed at the front of the queue. There is no longer room for "I'll fix it once I move in."
For prospective Kingspoint buyers, this means the preparation checklist starts well before the down payment. Activating an NPWP, updating an electronic KTP, and validating personal data on Coretax can all happen while you're still touring locations. Once you commit, the rest flows in weeks, not months.
